A bond agency, by deliberate choice
Atlantic Coast Surety opened in Bergen County, New Jersey more than twenty years ago with a simple thesis: a surety broker who writes only surety will always serve a bond client better than a general agency that writes bonds on the side. Two decades of files later, that thesis still holds.
The agency was built up license bond by license bond, contractor by contractor, executor by executor — every file placed with a carrier that knew our book, every renewal calendared, every additional bond added to a bond line rather than started from scratch. That's what a bond client actually gets from twenty years of focus: the second bond is faster than the first, and the tenth is faster than the second.
Today ACS files in 40+ states, on federal, state and municipal obligations, through the same core carriers we've submitted to for years. New markets get added when they earn their place; the core underwriter list has been remarkably stable — because they know our submissions clean up cleanly.

Bond-only isn't a marketing line — it's how the operation is built.
Most agencies quote a surety bond the same way they quote a commercial-auto policy or a business-owners package: as one item on a shopping list. The reality is that surety underwriting has almost nothing in common with property-and-casualty insurance. A P&C carrier prices for expected loss; a surety carrier extends credit against a zero-loss expectation and full personal indemnity. That difference is a discipline you cannot get right on the side.
By writing only surety, ACS keeps that discipline sharp. Our submissions are structured the way underwriters want to read them. Our applications ask for the right numbers up front. Our carrier list is short enough that we know each one's appetite, and long enough that a hard file has somewhere to go. And when a client's file crosses the desk of a competing general agency and comes back "declined", we can almost always find the right home for it — because a home is what we've been building.

A-Rated. Treasury-Listed. Federally accepted.
Every bond we place is written by a carrier with an "A-rated" or better financial-strength rating from AM Best, and listed on US Treasury Department Circular 570 — the register of sureties approved by the federal government. That means our bonds satisfy federal obligees on FAR-required and DOD performance projects, state obligees on contractor license and permit filings, court obligees on probate and judicial matters, and municipal obligees on subdivision, waste-hauler and license bonds.

How we read a bond file
The first job on any new submission is to route it to the right underwriter. That decision is what separates a bond that quotes in a day from a bond that shops for two weeks. We read every new file for four things at once: the credit profile of the principal, the character of the obligation being bonded, the aggregate exposure the carrier is being asked to absorb, and the collateral or indemnity available if the file goes sideways. Then we submit to the market whose appetite fits — not the one at the top of a rate sheet.
Prime credit, standard programs
Clean personal credit, established company, in-territory work — those files go to our standard markets, where pricing is competitive and the underwriter turns clean submissions the same day.
Mid-tier or growth files
Younger companies, expanding contract sizes, or personal-credit dips get placed with mid-market carriers who take a longer look at trend rather than a snapshot.
Specialty / hard-to-place
Bad credit, tax liens, prior bankruptcies, distressed financials, contested probate — these are exactly the files our specialty markets exist for, and they are placed based on the file's story, not a score.

Many surety shops use a hub-and-spoke model where a new prospect is fielded by an intake rep, handed to a producer, then routed to an account manager — none of whom you'll ever meet again. We don't do that.

ACS is headquartered at 1200 MacArthur Blvd., Suite 302A in Mahwah, off Route 17 in northern Bergen County. The office serves as our filing base for New Jersey, New York, Pennsylvania and Connecticut license and permit bonds, and as the operational HQ for every out-of-state filing we place. Meetings are by appointment; the phones are answered the way they've always been answered — by a person, on a first ring.
We work primarily with New Jersey contractors, tri-state developers, freight brokers along the I-95 corridor, ERISA plan sponsors nationally, and executors and administrators handling probate estates in county-level surrogate courts. That mix is why the same shop can quote a $10,000 license bond in the morning and a $2M performance file in the afternoon.
